Finding the perfect rental property, quickly and easily

From the very first time you contact us we will spend the time getting to understand your property needs and only propose you see the properties that will suit you. One size definitely does not fit all in the property market.

Our process is simple, quick and straight-forward:  

  • The first step is to physically view the shortlisted properties to find the one you choose to be your new home;
  • On the landlord’s acceptance of your offer you will be required to pay a ‘reservation fee’ (7 days’ rent) which reserves the property until all the referencing has been completed. This reservation fee will be taken off the total deposit (normally totalling 5 weeks’ rent) which you’re required to pay a short while prior to your move-in;
  • Once we have received your reservation fee we will ask you to complete a tenancy application form and provide us with the following documents:
    • Proof of ID and address (this must be a government issued passport or driving licence with photo),
    • Proof of your right-to-work in the UK (non-EU applicants only),
    • Copies of your last 3 month’s personal bank statements;
  • Finally, we will conduct checks with your current landlord, your employer and a credit reference agency;
  • On successfully passing the referencing process you will be required to pay the first months’ rent and the remainder of your deposit.

Move-in day

On the day you move in to your new home we will provide you with:

  • A set of keys;
  • A signed copy of your Tenancy Agreement;
  • A copy of your deposit protection certificate and details of the scheme (You-Rent uses the My Deposits scheme, find out more here);
  • A copy of the latest Gas Safety certificate (where applicable);
  • A copy of the property inventory (which will include photo’s and describe the property and every item contained within the property, in addition to noting the condition).

Beyond move-in day

Once you’re settled in and enjoying your new home there are bound to be questions that arise and we are here to help answer any relating to:

  • Adding/removing tenants from the Tenancy Agreement;
  • Renewals of the Tenancy Agreement;
  • Ending the Tenancy Agreement;
  • General property maintenance **;
  • Emergency property maintenance (incl. out of hours) **;

Other fees and charges

Whilst no fees are charged prior to any tenancy starting the following fees may be charged during/after the tenancy:

Outgoing tenant reference£30 per reference
Returned payments£15 per payment returned
Post-tenancy furniture removalFrom £80 per item
Fees for late payment of rent£30 for every 7 days rent is late & 4%+BoE Base Rate (daily basis)
Adding/removing tenant from Tenancy Agreement£50 per change
Maintenance call out (Non-urgent / tenant fault) **Mon to Fri (9am-5pm):
> £50 p/h or part thereof.
Mon to Fri (5pm-9am) or Sat/Sun (any):
> £160 p/h or part thereof.
Additional keys cut **£50 per key (price in application for specialist keys)
Locked-out/Lost keys call out **Mon to Fri (9am-5pm):
> £50 p/h or part thereof.
Mon to Fri (5pm-9am) or Sat/Sun (any):
> £180 p/h or part thereof.

* This will include fees relating to deposit protection, inventories, check-ins/outs, cleaning and exit fees. Tenants are still liable for all rent due under the tenancy until the start date of any replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
